A young couple, very well qualified with solid income and a high credit score faced the unusual problem of only having 40K to use for the down payment and closing costs. Lender only needed 5% down and the buyers were looking in the low to mid 400K range. This left them plenty of cash to pay for the transaction. Except they couldn't get under contract. The wanted to live in a certain neighborhood with excellent schools but despite solid offer after solid offer, they could not beat the people offering more "cash" at close. I encouraged them to look in other neighborhoods and they eventually made an offer for a home that was accepted. Due diligence proved the neighborhood was not a place they were comfortable with (multiple sex offenders in close proximity to the home). They cancelled the contract but retained their trust in me. We switched gears and looked in another area and found two homes in a favorable area that we felt we had a strong chance at winning. The one they really wanted was already in the counter-offer stage. I encouraged them to throw their offer out there to see what happens. It turns out, the buyer in the counter-offer situation was asking too much from the seller and the seller decided ours looked better. That last minute Hail-Mary move secured my clients their dream home. We've closed successfully, as we knew we would, the clients are over the moon in their first home, and I have a source of referrals as person you can trust. That's all I can ask.
