I had the privilege of working with an old friend of mine from high school, who called me to list two homes he, his girlfriend and her mom lived in, located in the San Pedro, CA area.
My friend had suffered a heart condition that nearly killed him, but thankfully he survived. The family needed to move out of state to a less stressful environment and my friend was taking on a new job, so time was of the essence.
It was important to them that both homes sold and closed at the same time, so they could avoid the stress and cost of moving twice.
My team and I managed both listing simultaneously, both homes were side-by-side, so our initial showings were managed like a new home development, in that the buyers could see both homes on the same day(s) and time(s). The more exposure we had for both homes at the same time, increased our chances of getting both homes sold within days apart.
We entered escrow on one property and about five or six days later we entered escrow on the other.
My friend and his family had to move before the last home closed escrow because he needed to start his new job and get setup with doctors, but my team and I were able to manage the closing with my clients out of state starting their new life.
One home closed on 11/8 and the other on 11/22 with no issues.
I was glad we were able to put together a marketing solution that got both homes sold only days apart.
