This happened several years ago and will remain memorable to me. It dealt with selling a remote land parcel of 300+ acres. My seller client had terminal blood cancer. He bought this remote parcel many years before with the dream of building a cabin there and living off the grid. But life went on and he enjoyed hiking it but realized later that this dream was not going to happen. He tried to sell it using another agent who was a "land expert" but it did not work out. He apologized for his "err" and asked me if I could help. We walked the trails together and he showed me the special spots where the views were really nice. Where he dreamed of placing his cabin. But this land was remote for sure. And to reach it, one had to travel a less than Class 6 road - mainly a logging road - for about one mile till you reached a small parking area at the base of an AMC trail. From there you had to walk in another 1/2 mile or so across someone else's land to reach this land parcel. The 300 acre parcel had a narrow market for sure. Once I found the right buyer, as a sale condition, we had to get an easement from the Abutter to formalize the ability to cross over their land to reach this parcel. Since people are out there on remote parcels because they prefer privacy, this was not an easy task. BUT it was accomplished. There's a photo of my seller and me on the trail. Taking this property off of his mind so he could concentrate on staying well ---- that was my best transaction!
