A seller had a shabby fixer-upper mobile home with a large permanent addition attached off the back, on 3 acres. It had served as a doggie boarding kennel for years, and unfortunately smelled like it. There were no comps for this oddly unique property.
I'm a praying person, and so was my seller, so we spent a lot of time praying together for a wise path and outcome. We worked together diligently to clean it up and properly market the home, and I always told her that we just needed a handyperson with a tool belt to buy this home and transform it into something special.
After several failed deals (due to lack of comps and a shady buyer's agent who was only interested in making money - telling his unskilled first-time buyer NOT to conduct a home inspection), we finally found a thoughtful buyer with a tool belt who fell in love with the property. Just 1 week before the appraisal was completed, a similar home sold nearby, giving us the one and only comp we so desperately needed to substantiate the sales price and keep the deal from falling through! At the closing table, I drew a design plan on a napkin for the buyer of how he might alter the current layout for a better flow, and he and his wife loved it.
The seller and I still chat, and pray together about life blessings and trials. I am so grateful that I was allowed to guide her through that tough sales experience. And that I may call her a friend, and not just a client, from now on.
