My client and I were involved in a bidding war on a property. She had seen probably 30+ properties prior to this and had all but given up hope. I found a home that would be perfect for her and we made an offer.
Turns out there were 24 offers that weekend. We made it into the top 3. The listing agent called the best 3 offers and asked us to submit our highest and best offer. And this, in my opinion is where great agents are separated from good agents.
Long story short, we were the lowest of the 3 offers by price. After listening to the sellers agent, asking open ended questions, and making personal mental notes about how the sellers lived in their home, what their hobbies were, and what seemed important to them, I was able to compete against the other offers by offering excellent terms.
In the end, my buyer won the deal even being the lowest price because while we couldn't compete on price, we beat out all the rest by offering the best terms, cleanest written contract, and were the most determined to get the deal done.
