Easy transactions - whether you have the buyer or seller - are NOT an everyday experience. Those are the transactions everyone wants - and certainly have my share of those, but it's the tough ones that test the skill, knowledge, persistence and desire to get the deal done.
Here's a 2022 example. A lower priced 1st time buyer. The property had been on the market awhile (a key for finding negotiable sellers). We offered a "premium" but stated the seller would have to make repairs for the loan to qualify for FHA.
The listing agent told me the seller does not want to make repairs. The seller relented and agreed. We wrote that in and the inspection also turned up repair necessities & in addition - the appraiser added more.
In the end the buyer got far more repairs and a lower purchase price. The Seller paid an additional $3500 in Buyer closing costs. The lender assisted and after 3 extensions the buyer closed. Phew!
Easy? Nope. But it worked because of a good lender; good inspection company; a patient buyer; and a seller willing to go the extra mile(s) to close the sale.
