A little backstory. In our market, iBuyers have become very popular. They are making up 6% of our market right now. Very recently, I became a certified iBuyer which gave me the ability to provide my clients with cash offers.
An agent referred a listing & purchase client to me, who needed to stay in the same area and find a bigger home with a large lot for their 3 kids.
After the normal motions of connecting them with our lender, and showing them a few homes, it had hit me that they weren't very proactive regarding their existing home. On our last showing of the day, I brought up the fact that I recently became certified to provide cash offers on most homes and whenever they would like to sit down and discuss listing their home or considering a cash offer, to let me know. This is where it gets good...
The husband let's out a huge sigh of relief and said "Alex I am so glad you said that, we have been seeing all the billboards for those companies and have thought about going that route. Between the kids and our schedules, the idea of showings and such just seems very off putting. We hadn't said anything to you yet about selling because we weren't sure how that worked."
Even after the sign of relief, the decent cash offer, my clients still decided to list their home instead, because we were going to be able to net them close to $35,000 more! It's just about providing options and helping them decide between those instead of feeling like they are going at it alone.
