With this 2020 Pandemic My buyer was out of work, and seller could not get the tenants out during the pandemic, so we kept changing dates. My buyer's work is entertainment with direct contact with the public so it was one of the industries that got back to work in a small percentage and for a little bit of time. Then the loan officer changed companies and the lender supervisor and another loan officer, leaving me with no contacts known on that company. The file got toss like a hot potato for a week until we got a loan officer. Buyer had to threat with lawyers to have someone working on it. Thankfully it was an experienced loan officer and got back to work on it fast. At the same time seller had an empty ready home with a HOT sellers market on a High demand area and so they issue a "first right of refusal" to my buyer, (I learned what was that) but we renegotiate and got a change of date again. Then 1) lender requested a new appraisal due to the time passed, 2)City Grants requested new applications to be made, 3)lender did not wanted to give estimated closing date until these were done, so we changed dates one last time. CD came one week early, buyer very exited. CD shows did not needed to bring money to closing. On closing table when buyer is signing half way, Lender sends emails that HOI its too High going over $100. and buyer needs to put $$$ on closing. So buyer finished signing next day (friday). Very grateful to have settled/done/finished on a 199 days contract. :)
