In 2017, I was the buyer broker for an $11.8MM retail center in South Tampa called Shoppes of South Dale. It was the largest single transaction of my 30 year real estate career.
The funding for this project came from the client as well as a local credit union in the Tampa Bay area, Grow Financial. Because of the size of the loan, Grow Financial used a participation loan involving two other credit unions to fund the $8.1M financed portion and distribute the risk of the investment. Working with three credit unions' loan approval committees and board of directors was a complicated challenge that was addressed with patience and diligence.
Additionally, collecting and obtaining multiple Subordination and Non-Disturbance Agreements (SNDA) from all of the tenants took time and patience since most of the tenants were national companies. Each company had their own legal team or attorneys who wanted to review each SNDA and render their own opinion. Trying to get ten different attorneys to agree on anything is next to impossible! But I worked diligently with my client's attorney and we were able to get all of the tenants on the same page.
Because of this transaction, I won the Tampa Bay Commercial Real Estate Women Excellence Award for Sales Transaction of the Year. It truly was a career highlight!
