One of my favorite transactions was an infill development opportunity I recently sold. The sellers had been unsuccessful in selling their property for about a year with a different broker. I told the owner that I will do my best to get him the price he was looking for, even though the demand for his property at that price was very low. I ended up bringing a developer to the table and orchestrated a mutually beneficial creative finance transaction. It was a seller-financed interest only note where only half of the interest was due each month, and the other half accumulated and was due at loan payoff (3 years). The seller got his purchase price, the buyer got his favorable terms to make the deal pencil. I was happy to be able to help the seller bring liquidity to his otherwise illiquid asset, and simultaneously I was able to source an off-market deal that will end up being profitable for my developer.
