I had the pleasure of assisting my friends young daughter and her fiance in purchasing their first home. Both daughter and fiance have disabilities (leg braces due to spina bifida and MS, respectively). After several months, I finally found a home in their price range and nice area that could be handicapped accessible. We offered list price and it was accepted. Inspections discovered extreme termite activity and damage along front of home. But,after discussing with Buyers, they still wanted the house. So, I negotiated with Seller: same price, but repair damage and purchase 1 yr termite bond. The daughter of Seller (who was in nursing home) spent $15k in repairs/bond! Then to top it off..at the end of the walk through, the Seller, who attended with the Buyers, my friend, contractor and termite inspector, offered my Buyers all the furniture in the house but a few odd pieces! She had staged the house with lovely furniture and some antique pieces that were her mothers. She wanted the house she grew up in to be filled again with the love she felt there growing up. Needless to say, we all burst into tears! My most favorite transaction proved there are good people out there with huge hearts!
