The transaction that stands out with me is when I had a client referred to me that had a small amount of cash ($50,000) with which to buy a house.
We looked at a number of homes but was able to find him a foreclosure that was actually in rather decent condition. The basement had flooded and required mold remediation that was done. it also needed a new roof. My client worked in the HVAC industry, his dad was a plumber and had friends in the trades.
We were the 1st ones in with an offer that day and it was accepted. That was in 2014 and now he has about $175,000 of equity in the house.
I was proud to be able to find him a house so he didn't have to have a mortgage payment and for the money it was a great house.
