During the pandemic when rates were ridiculously low, I was at a listing presentation where market value showed 650K for a beautiful colonial. Seller asked we list for 699K since a house near by sold for that much. I reluctantly agreed with the understanding if we didn't get any action in 14 days, we revisit the topic. She agreed.
10 days later, we received an all cash offer for 50K over ask, totaling 100K over market. while this was common during the pandemic and not all that unusual, the best part was the call to my client informing her of the all cash offer 50K higher than her inflated asking price. I called to say "I owe you an apology" she asked why and I said I didn't get the number you wanted. She asked what's the number? when I replied 750K all cash, all she could say repeatedly was "Holy Sh$&, Holy Sh$&, Holy Sh$&...
The pandemic was the same for every agent across the nation. But when you have a client who has had really bad luck with agents, trust issues, relationships, etc. it was really nice to hit one out of the park for a well deserving client. Best to you Catherine & Kaos, her adorable German Shepard named after the series "Get Smart". I've done a lot of deals but this one was memorable.
