I have Many Memorable Transactions. However, there was one, where a real "Engineer" type called while I was on Phone Duty. He told me that he was interviewing 4 agents to sell his and his wife's home. Well, I got the honors. I wanted to have an Open House. He said that he didn't believe in Open Houses because that's what 2 of the other 3 agents agreed to. Well, I convinced him to let me do one. The house got Sold, From that Open House ... TO Another Realtor! I 12 years of listing homes, I have only had 3 houses that did Not Sell. One of them insisted on listing at 30% higher than it was worth and didn't sell. Nearly 4 years later he wanted me to call his Realtor and tell them what to do to get it sold! By now, it was listed at nearly 20,000 less than I had told him in the 1st place! Another also insisted on a higher price than the comps would verify. He kept it priced that way for1-1/2 years and would NOT budge! I moved an hour away and he listed it with a friend of mine in that same office. Then this widower decided to move with his son to Florida. He immediately reduced the price that I gave him, and it sold quickly. Then there was one, (right before I moved) that we brought an offer for, which they rejected the offer. 5 months later, they accepted an offer Lower than my original offer.
