The buyer wants a new tile roof !?! Why, when all we needed was a few cracked ones replaced. This was the scenario I had recently with a client who was selling her home in order to move back east to retire. Well it turns out the situation had to do with the age of the roof (22 yrs) and the fact that the roof tiles were no longer made (company not in business anymore) and the HOA rules which state that the roof tiles must look seamless when viewed from any angle. Oh, and add to the fact that the new tiles (HOA approved) with the new roof tiling company were not compatible with the old tiles and were of a different color. SO in order to save my client from having to put on a new roof (which was not leaking)- I simply started calling people I knew in the neighborhood and asking if they had any extra roof tiles that they could sell to my client. I even went and checked the tiles myself to make sure they were the originals. However at the end we still did not have enough tiles or people with tiles (they were will to part with). Long story short- I was able to connect with a local roofer who stockpiled enough original tiles and was able to install them in time. Outcome- smooth closing, Seller saved $18,000- Buyers happy with roof. Happy Client, Happier Agent!
