Any agent can handle a smooth transaction. You know you've hired a professional is when the deal hits the skids and they work every angle to make sure you are satisfied.
I listed a nice home in a desirable neighborhood. We had a great open house and a full-cash offer was accepted.
The Buyers submitted a ridiculous repair request demanding the 40-year-old home be retrofitted to current code, wanted city water tested for 30 chemicals; wanted unnecessary venting installed for the furnace. AND the Buyers spent hours sitting in front of the home in their car day and night, scaring the living heck out of the Sellers.
We countered agreeing to a subset of their demands. The Buyers quickly rejected our response and re-requested all of their initial demands.
We had a repair request cycle spinning out of control.
We wanted to stop the madness but also realized we only had this offer on the table, and we did not want to lose the deal.
I talked with the Sellers and we decided to do another open house to see if we could get a back-up offer. That Sunday, we got exactly that - a great back-up offer.
With this in hand, we then gave the current Buyers a take-or-leave-it response to the repair request. They Buyers accepted it and behaved the rest of the transaction.
My clients said it best after closing, "We didn't hire Phil to sell our house. We hired Phil to handle that crazy buyer!"
