I came across a couple considering selling their home For Sale By Owner because they had some financial difficulties due to medical expenses and were trying to save on commission. I offered to walk them through the process, and in doing so we connected and they decided to list with me. They were lovely people and I knew their financial situation so I agreed to reduce my commission substantially to help them.
Things went well, we got a strong contract quickly but then we discovered that their medical bankruptcy was causing a hold up with the sale.
I was able to keep things on track by regularly communicating with the bankruptcy lawyer and the cooperating agent and buyer to make sure everyone's timeline matched up and that everyone knew exactly where we were in the process.
We ended up getting it done to everyone's satisfaction.
Only a year later my clients reached out again because they were ready to buy another home! I got them with a lender who was able to qualify them quickly due to the extenuating circumstances on the bankruptcy. Less than a month later, we had them settled in their perfect little forever home!
