My first listing was a referral from my little brother. (Also a Realtor) His friend had a property listed with another agent for 100 days before firing him. The agent continued to lower the price but wasn't truly trying to sell the home, or even follow up with the people that attended the open houses for feedback to help the seller.
I took over the listing and instantly raised the price back up to where I thought it should be based on research. I was told by my leadership that I had committed "Real Estate Suicide" Funny enough, the other agent texted my new client and said the exact same thing.
The client's property was in a flood plain, but according to the plot map, just barely. I recommended an elevation survey to see exactly where they stood. They took my advice and it turns out that they were a foot and half outside of the flood zone. FEMA rezoned the property and the house sold two weeks later for more than the original agent had dropped it to. :) Not to mention, the new buyer wont have to pay for flood insurance. WIN / WIN
